How it started…
Glasshouse Property Management began in 2012 when founder, Jeremy Baker, took over the management of a portfolio of properties owned by his grandmother. This property portfolio had previously been managed by a large, Hamilton-based property management company, who were unable to provide the results that a property owner and landlord seeks. The properties were found to be in poor condition, attracted low rent, as well as poor quality tenants. Compounding this, there were ongoing issues with vacancy, which resulted in poor cash-flow.
With a focus on performing the necessary repairs and maintenance, as well as undertaking some much-needed renovations, Jeremy was able to increase returns, lower vacancy, and greatly increase tenant quality. The theory that great homes attract both great tenants and great investment outcomes, was proven, and Jeremy took that model to the market, growing the business by word-of-mouth.
Today, with the support of a fantastic team who share our company vision, Glasshouse manages over 500 properties with a 99% occupancy rate and fantastic tenants.

As Property Managers, we remain 100% up-to-date on legislation at all times and have prioritised our investment into systems that enable us to ensure the compliance aspect of property management is routine. This allows us more time to do the important tasks, and the ones we enjoy best, communicating with our tenants and landlords.

Jeremy Baker
Jeremy relocated from Auckland in 2012 to start Glasshouse Property Management with a vision to lift the standard of property management in the Waikato.
Jeremy is passionate about using technology to achieve better outcomes, and thrives on helping people set and achieve professional and personal goals. Jeremy is also the resident ‘Tenancy Tribunal geek’. He is a wealth of knowledge when it comes to researching and understanding the technical side of tenancy law.

Anél Mostert
Anél joined us in 2018 and has an extensive background in sales, business development, project management and public relations, within the investment real estate industry.
As our Business Development Manager and fellow passionate property junkie, her role is focused on facilitating the connection between the Glasshouse team and our property owners, and making sure we continue to deliver industry-leading client satisfaction.

Maryke Liebenberg
Level 4 Certificate in property management
Maryke hails from South Africa where she had worked as a Property Manager – but she is well and truly a kiwi! Maryke is the longest-serving member of our team, joining in early 2015.
After working on reception for nine months, Maryke stepped up into the property management role in late 2015. Her attention to detail and no-nonsense attitude has seen her earn the respect of her owners and tenants alike.

Charlotte Mann
Level 4 Certificate in property management
Charlotte joined the Glasshouse team in 2016. She has a background as a motel Duty Manager which has provided her with a keen ability to assess a situation and respond accordingly under pressure.
Charlotte is passionate about working with both landlords and tenants. She loves working alongside all parties to achieve the best possible outcome for everyone. Charlotte is also active in the local theatre community helping behind the scenes to bring theatre to the Waikato.

Vicki Martin
Level 4 Certificate in property management
After working in the Real Estate industry for over ten years, Vicki was looking for a new and fulfilling challenge when she joined the Glasshouse team in 2016. After starting within a Temp role at Glasshouse, Vicki soon found that this vibrant company was the perfect fit for her.
Vicki thoroughly enjoys her permanent role as Property Manager, and finds that Glasshouse provides the working culture, values and ethics that resonate best with her and her professional values.

Sophie Meyer
Level 4 Certificate in property management
Sophie is our newest Glasshouse Property Manager. She is a lover of lists and structure, and greatly enjoys the new challenges our industry is constantly providing.
Sophie’s long-term goal is to own an investment property of her own. Her role at Glasshouse allows her to explore her passion for this, and she treats every challenge as an opportunity to learn.

Nicky Dickson
Nicky is Glasshouse’s Minister of War and Finance. She is your first point of call when contacting us, whether it’s booking in for a viewing, or a tenant inquiry.
Nicky has been with Glasshouse for two years now and comes from a background in hospitality. She has a proven ability to manage a variety of situations when under pressure. Nicky spends her weekends with her family enjoying the best Hamilton has to offer.
