Our Story

The journey started when Jeremy Baker, Managing Director of Glasshouse, saw firsthand the challenges poorly managed rental properties faced in the Waikato region. After seeing his grandmother’s properties struggle with low rent, high vacancy rates, and ongoing maintenance issues, Jeremy stepped in to make a difference. His focus on quality repairs and maintenance quickly improved the properties’ performance, proving that well-maintained homes attract quality tenants.

Today, Glasshouse has evolved into a professional, scalable business, managing properties in Hamilton, Cambridge and beyond. With a focus on efficiency, clear communication, and seamless management, we help landlords achieve better returns with less stress. Before Glasshouse, I spent 11 years with 42 Below and then Bacardi, in sales and management roles across New Zealand, Australia and the USA. I brought that experience home in 2012, stepping in after a large agency had let my grandmother's rental properties slide into poor condition, low rents and constant vacancy. I sorted the maintenance and proved the idea that still runs the business today: good homes attract good tenants, and better returns follow.

Fourteen years on, that single family portfolio has grown into the largest independent property management company in the Waikato, looking after more than 1,300 properties for owners across the region. We were one of the first agencies here to become REINZ accredited, and every one of our property managers is Level 4 qualified.

Outside the office you'll find me chasing a motorsport fix or out on the mountain bike trails, usually going a bit faster than I should.

Operations Manager

I joined the Glasshouse team as Operations Manager in 2024, bringing over 20 years of experience in Hospitality Management, including roles as an Owner, Director, and Multi-Venue Operations Manager. Over the past six years, I have worked in Property Management across a range of roles including Property Manager, Business Development, and Operations Manager. I hold a Level 4 qualification in Property Management.

Both hospitality and property are fast-paced, people-focused industries, which is where I feel most at home. I enjoy the variety that comes with Property Management, no two days are the same, and value the opportunity to make a real difference in people’s lives.

Outside of work, I love spending time outdoors with my dog Bear, whether it’s walking by the river, through the bush, or along the beach. I’m a keen cook, love dining out, and have a passion for travel.

I'm committed to helping deliver great rental experiences and supporting our team in providing excellent service.

I’m very excited to be part of the Glasshouse team and wanted to share a little about myself. My family and I made the big move from South Africa to beautiful New Zealand seven years ago, we are now proud citizens. Back home, I worked as a detective in the South African Police, focusing on child protection – a role that taught me a lot about resilience and the importance of community. Later, I moved into sales, eventually becoming a National Key Account Manager for an international company. I also ran my own real estate photography business for three years, which sparked my love for the property industry.

What I enjoy most about being at Glasshouse is connecting with people. I’m a big believer in open communication and a hands-on approach – I think that’s the foundation of great relationships and smooth property management.

Outside of work, you’ll usually find me out adventuring with my husband and our two kids, or relaxing at home with friends over a classic South African braai (barbeque).

I started my career as a commercial lawyer at Chapman Tripp. But I was soon drawn to hospitality, and invested in Wise Boys - a vegan food business that began as a food truck and grew into three burger shops and a nationwide supermarket brand. As a co-owner and Restaurants General Manager, I helped oversee operations and scale the business.

After 3 years at Wise Boys, my wife and I made a long awaited move to London, where I worked in property management. It was a great way to explore the city and learn the industry.

Now I’m excited to be back in my hometown of Hamilton, joining a fantastic property management team. I'm focused on bringing property management into the modern era - making it smarter, more transparent, and delivering excellent service for both landlords and tenants.

Outside of work, you'll find me watching the cricket, collecting records, or looking after our cat John.

Since 2016 I have had the privilege of working with the Glasshouse team. During this time I have completed all our ‘in-house’ training as well as a Level 4 Property Management Certificate through recallQ.

Prior to this I was in Real Estate, but always had Property Management as a career in the back of my mind. So when this opportunity arose, I knew it was meant to be.

I enjoy the diversity of my role and the satisfaction I get from helping people and feeling as though I am making a difference.

As a team we share the same work ethics and values. We support and care for one another, which inturn flows through to our clients. They say great internal customer service drives external, and our team reflects that.

A memorable story for me was a family I met who were struggling to find the right home. I took them to one that was about to come on the rental market. They fell in love with it, rented it and now own it! I also guided them through the sale process too. Knowing I played a part in helping them secure their own home, which they love, is meaningful to me.

With my landlords, I always endeavour to provide frequent, reliable and honest communication. A house is a very important asset, so it’s important they know it’s being professionally cared for. Glasshouse is renowned for exceptional communication and reliable systems and checks to protect Landlords and their investment.

I’ve been part of the Glasshouse Property Management team since 2018. I enjoy the variety this role brings and the opportunity to work closely with people every day. Whether it's supporting landlords, helping tenants feel at home, or keeping things running smoothly behind the scenes.

I look after a diverse portfolio of properties and work closely with owners, tenants, and suppliers to make sure everything runs smoothly. I’m highly organised, detail-focused, and pride myself on staying on top of daily tasks and challenges.

I believe great property management comes down to clear communication and strong relationships. I always aim to be approachable, solution-focused, and fair, and I enjoy the trust and connection I’ve built with the people I work with.

Outside of work, I love spending time with my family. I also enjoy being out in the garden or tackling a weekend project, and I’m always up for trying a new recipe in the kitchen.

Jess’s background comes from mostly sales/customer service but she always had a keen interest in a property career. She grew up in Cambridge and has been living in Hamilton for the past 5+ years.

She likes to spend her free time going out for brunch, having a drink with friends, playing video games or watching crime documentaries on tv.

She is working hard on her journey of savings for her first home and was eager to learn more about property investment while also continuing in customer service as she has the plentiful experience and enjoys it a lot.

Being a renter herself she knows how stressful and time-consuming searching for a rental can be, and for some, it can feel like pushing water uphill. For her is a great feeling to be able to help deserving people overcome this struggle and find them a home that they love.

For Jess, the best part of her job is hearing the joy and excitement in people’s voices when telling them their application was successful and offering them a new home to live in.

Hi, I’m Chloe, a Property Manager here at Glasshouse. I’ve lived in Hamilton my entire life. I purchased my first home at 21, fully renovated it, and went on to purchase a 5500sqm lifestyle block to build a home on. So you could definitely say I have a passion for property, which is what led me to become a Property Manager. I’ve been working in this industry for three years and am loving it!

I hold a Level 4 Property Management certificate, which has helped me develop my skills to better serve my clients.

In my role at Glasshouse, I contribute to the customer experience by prioritising communication and helping clients navigate difficult situations. It’s important to me to alleviate stress for my clients and ensure that they feel supported throughout the entire process.

When my husband and I aren’t working on the landscaping of our home, I enjoy fishing, riding on the back of his motorbike, and spending time with friends and family.

My favorite quote is “Go hard or go home,” and I apply this to everything I do. I’m inspired by learning and hard work, and I believe in putting 110% into whatever I do.

I have been working at Glasshouse since June and am a newcomer to the industry. Previously, I was a travel agent / agency manager for 10 years, but COVID has definitely changed the industry! I hold a Bachelor’s degree in Tourism Management.

Many people in the tourism and hospitality industries have had to reset their careers. Thanks to my job, I still get to work in an industry that is people centric. While it is a new challenge for me, I’m loving it! It’s my pleasure to meet and help prospective tenants and homeowners.

What appealed to me most about working for Glasshouse was their core values and approach to business – it is a caring, passionate, authentic, and vibrant team. Best of all, it’s great to work for a company that really does care about it’s clients and staff, and holds true to their values.

I’ve been working in property management for over seven years and genuinely enjoy helping both owners and tenants have a smooth and positive rental experience. My background is in customer service and hospitality, which taught me the importance of communication, attention to detail, and building strong relationships.

Having lived in Hamilton since I was seven years old, I know the area well and have a real appreciation for the community and its growth over the years. I’ve always had an interest in property and understand the industry from all sides - having been both a renter, homeowner and now a property investor myself.

I take pride in being approachable, organised, and proactive, and I enjoy working with people to ensure their properties are well cared for and their tenancies run seamlessly.

Julie’s role is the day-to-day financial aspects of Glasshouse. From owner queries, payments, statements, rents, and refunds through to helping manage the office expenses, each day in her job can be very different.

She has an extensive background in finance, including tax and debt collection, with 10 years’ experience in government and a Bachelor of Business majoring in accounting.

Having been both a landlord and a tenant, she can appreciate how important it is to know that you are being looked after by a professional and efficient team that you can trust.

Maintenance Manager

Gary worked in Mitre 10 for almost 15 years, he started out as a paint, lighting and Electrical manager. He was then promoted to Retail Manager looking after the whole shop floor which then lead to being promoted again to become the Store Manager of the Ruakura branch for the last 5 years.

Gary has two rental properties and enjoys completing the maintenance himself. He learnt a lot from the training done at Mitre 10.

With 30 year’s experience in the management of people, stock control and facility management, Gary has taken on the new role as our very own Maintenance Manager.

Gary enjoys playing golf on the weekends, bush walks and doing maintenance around the house. When he gets to go on holiday, he likes to go fishing and site seeing! You will often find Gary watching TV renovations programs (trying to get all the tips and tricks!).
