Most landlords want to make sure their properties are in great condition for their tenants, providing a safe and healthy home for them to live in.
An important part of this is conducting regular meth testing to make sure their homes are free from contamination.
That’s why Glasshouse offers all our landlords the opportunity to have their properties meth tested by Results Group, one of New Zealand’s leading drug testing agencies.
How meth testing can save landlords thousands
Decontamination can cost tens of thousands of dollars, and insurance companies will only accept a claim if the landlord has met all their obligations, including performing adequate checks.
By conducting meth testing, landlords can show insurance companies that there was no contamination at the property before a tenancy started.
If testing is done post tenancy and contamination is found, it’s easier to hold the tenants responsible.
Providing a safe living environment
Many tenants want to make sure their home is safe and healthy.
Results Group regularly conducts pre-purchase meth testing for property buyers.
Exposure to methamphetamine – either short-term or long-term – can be harmful to occupants.
Landlords are obliged to provide a safe and habitable environment, and tenants can request meth testing to ensure their home is healthy for them.
If a pre-tenancy test was not conducted and meth contamination was found, landlords can be held liable for failing to meet their healthy home obligations.
Regular meth testing is a great way to avoid this.
This is why we’ve partnered with Resultz Group to help our landlords provide safe homes for their tenants.
When to have your property tested
A pre-purchase meth inspection is a good idea, to avoid buying an investment property that’s contaminated with meth.
Conducting this due diligence before purchasing a property can save thousands in decontamination costs.
However, even if meth is found to exceed the safe standard, you may decide to proceed with the purchase depending on the scope of the decontamination. Naturally this cost will be negotiated off the purchase price.
For existing rental properties, it’s a good idea to conduct meth testing before each tenancy to give the next tenants assurance that their home is free of contamination.
It also provides a baseline for insurance policy obligations.
How meth testing works
Resultz’ meth testing process complies with NZ8510:2017 standards.
When they conduct a test, their skilled technicians go through every room in the property and take samples using accredited lab testing kits.
These samples are then sent away for analysis before they issue a comprehensive report about what they found.
They also provide photos of the inspection and make recommendations depending on what was found.
